  • rom Italy’s mountainous backdrop to the rolling glens of the Scottish Highlands, a lakeside property provides instant cache as well as offering a secure financial investment. This coupled with the privacy afforded from these often-sheltered locations and the accepted use of helicopters from private launch pads makes these properties an enduringly popular choice with celebrities and discerning buyers alike. In addition, we are increasingly observing a trend whereby buyers are viewing lakeside homes as a long-term investment with immediate personal and commercial benefits.  An excellent addition to any property portfolio, a lakeside residence offers a year-round holiday home as well as a house to ultimately retire to. We explore the personal and commercial value a lakeside home can offer as well as reveal the most sought-after destinations to invest in.

  • Italy has long been a popular option for those looking to purchase a lakeside property due to the desirable combination of its Mediterranean microclimate, picturesque landscape and charming history. The picturesque northern lakes such as beautiful Lake Como remain the most highly sought after, enjoying a premium of up to 20%* when compared with other lakes in the region owing to its dramatic landscape as well as its plethora of famed residents such as George Clooney and Madonna. Another advantage to Lake Como is its convenient location, just an hour away from Milan and the airports of Linate, Malpensa and Bergamo, making short breaks and weekend getaways all the more accessible. For those seeking access to outdoor activities, Italy’s largest lake, Lake Garda, remains the unrivalled favourite. A haven for sports enthusiasts, the lake offers the perfect environment to enjoy windsurfing, sailing and canyoning, whilst it’s gentle hills make ideal terrain for mountain biking.

Italy has long been a popular option for lakeside property due its Mediterranean microclimate, picturesque landscape and charming history.

  • Lakeside properties in central Italy are considerably lower in price than in the north, but still offer stunning natural beauty and restful surroundings. From the warm and shallow Lake Trasimeno in Umbria to the unique volcanic lakes of Bolsena and Bracciano in Lazio, these lesser known lakes also offer excellent value. With its idyllic landscape of snow-capped mountains and verdant woodland, Italy’s lakes offers the perfect opportunity to own a slice of la dolce vita.

France also offers an attractive range of lakeside properties ranging from charming wooden chalets to grand châteaux complete with their own private lake and landscaped gardens. The most popular regions for buying a lakeside property in France are Limousin with its scenic forests, heaths and wetlands and neighbouring Auverge with its dramatic landscape made up of sweeping glacier valleys and waterfalls.

Switzerland also remains a popular option, mainly due to its advantageous tax system and its proximity to other European countries, some as little as 30 minutes’ drive away. Lake Geneva and Lake Lugano continue to be the most desirable locations, offering stunning lakeside views, world-class and excellent security systems. Unsurprisingly, the most coveted properties are those with direct lake access as well as penthouses in central locations. However, due to the steep rising mountains which restricts building access, these luxury residences are very limited and therefore come at a premium.

Britain also offers a very high quality of lakeside properties, the most desirable of which are largely located in the beautiful Lake District. At the top end of the market, are expansive country houses set in acres of landscaped gardens with views across Lake Windermere. This region has proved particularly popular with Chinese visitors, who have tripled since 2012, proving the area has global as well as national appeal.** Moving further north, Scotland also presents some exquisite properties in breath-taking locations, which tend to be located in remote and rural areas thereby offering an excellent level of privacy. Looking out onto pebble shores, valleys and lochs, these properties are ideal for those looking for a peaceful retreat in the very heart of nature.

  • Whether a buyer is looking for a ‘lock up and leave’ apartment for regular holidays breaks or wants to undertake a major renovation of an old property, there are lakeside residences to suit the specific requirements of every buyer. With prices for prime waterfront properties as much as 81% higher than comparable inland properties*** a lakeside home is not only a secure financial investment, but one that will bring personal joy for many years to come.
