This month, we had the pleasure of sitting down with Lottie Geaves, Senior Sales Director at Almacantar, to explore her personal connection to the London property market and uncover the trends she’s observing among her ultra-high -net-worth international clientele.

We are delighted to unveil the latest show apartment at The Bryanston, Hyde Park; a bespoke design story brought to life in its four-bedroom flagship residence. We have loved working on this project, which has given us the opportunity to work alongside the exceptional team at Almacantar, the minds behind some of London’s most prestigious residences. Its work is celebrated for creating spaces that enrich city living, connecting people through a shared appreciation for heritage, prestige, and beauty.

This month, we had the pleasure of sitting down with Lottie Geaves, Senior Sales Director at Almacantar, to explore her personal connection to the London property market and uncover the trends she’s observing among her ultra-high-net-worth international clientele.

What first drew you to luxury property, and what do you love most about working with these remarkable spaces?

I began my career in lettings before moving into the Savills Country House Department, where I was very fortunate to have the opportunity to work on some of the most incredible country houses and estates across the Home Counties. I was immediately drawn to the architecture, whether a quintessential chocolate-box cottage or a sprawling estate, as well as the often incredible interiors and the unique stories behind each property and its owners.

What continues to draw me to luxury property, particularly in my current role at Almacantar focusing on super-prime new developments in central London, is the diversity of the job. Every day is different. I’m fortunate to be involved in our iconic landmark projects, collaborating with a wide range of people, from agents and contractors to interior designers and high-net-worth individuals from around the world.

I really believe it’s a people driven industry. For me, luxury property is the perfect blend of my passions: people, design and creativity.

What has been one of your most career-defining moments so far?

It’s tricky to point to a single defining moment, however, launching The Bryanston to market at completion stands out as a particularly pivotal time. It brought together many elements of what I do, navigating our commercial strategy, working closely with designers, agents and prospective buyers and ultimately presenting a finished product of exceptional quality to a global audience.

Alongside that, becoming one of the youngest female Associate Directors at my previous firm was an important personal milestone, as was speaking at the Royal Geographical Society to over 300 people. Experiences like these have pushed me to grow in confidence, something I am grateful for as I continue to travel internationally, presenting to influential audiences. I’m excited to see what’s to come next!  

When you need to step back from the day-to-day, where do you go for some R&R?

I love the exciting pace of London living but having grown up in the countryside not far from the South Coast, a breath of fresh country air does me a world of good. You can’t beat a long dog walk, ideally ending up at a picturesque pub for a glass of wine. I’m also known for persuading friends and family to join me for a sea dip, whatever the weather. It’s the best way to clear your head.

What is the one luxury item that you couldn’t live without?

If it counts as ‘a luxury item’, I would always choose travel over any physical item. Stepping away from my day-to-day routine and discovering new places with people close to me always gives me a burst of energy and a fresh outlook. Some of my recent favourite trips include staying in a beautiful riad in Marrakech and skiing with friends - and I’m really looking forward to spending time with family in southern Norway this summer.

What has been your favourite part of working on The Bryanston?

I have been part of The Bryanston team at Almacantar for nearly seven years, so I have been incredibly fortunate to be involved in the delivery of one of London’s most high-profile residential developments. It has been very rewarding to see such a landmark project progress from construction through to completion, and now into the final phase of selling the remaining apartments. It has been an incredible journey and an exciting learning curve throughout.

One of the aspects I enjoy most is collaborating with the creative teams. Working closely with our interior architects during the lead-up to completion and more recently with a range of designers, such as Oliver Burns Studio, on the show apartments, as well as working with our art curator, Patrick Morey-Burrows, delivering unique pieces that create a language between the art and the interior has been particularly exciting and rewarding. I enjoy the process of challenging and guiding the teams to always consider the end user, who they are, what really matters to them and how a space should make them feel.

What does luxury mean to you in the context of London’s property market today?

In my experience of the London property market, true luxury lies in delivering a genuinely personalised experience and level of service. Today’s buyers are highly discerning and increasingly seeking homes that are tailored to their individual lifestyles and priorities. Whether through bespoke interior design, seamlessly integrated technology, dedicated concierge services or carefully considered wellness amenities, luxury is no longer defined purely by aesthetics, but by how a space enhances everyday life.

At The Bryanston, our aim was to redefine modern luxury and exceed expectations at every touchpoint. The luxury property market is constantly evolving as client needs change. What new trends are you seeing, and how do you work with the rest of the Almacantar team to ensure these are delivered to meet your clients’ requirements?

Clients’ needs are evolving rapidly, and we are seeing growing interest in our super-prime central London portfolio from a notably younger demographic, driven by both new wealth creation and generational wealth transfer. These globally mobile buyers are seeking highly personalised, design-led homes with tailored services and turnkey interiors that allow them to move straight in and immediately feel at home.

Offering a collection of curated and exceptionally refined interiors has always been central to our approach to our range of show apartments. Our latest collaboration with Oliver Burns Studio reflects this philosophy, with bespoke detailing, layered textures and thoughtfully collected pieces coming together to create spaces that feel both calming and deeply individual. The aim is always to move away from the formulaic aesthetic so often associated with luxury residential developments, instead creating homes of exceptional refinement and elegance, spaces that feel timeless, deeply considered and imbued with a distinct sense of character.

London is such a global city, and it’s no surprise that The Bryanston is attracting significant international interest. What drives this demand?

I genuinely believe that London is the greatest city in the world, although I appreciate I may be slightly biased in my role. What continues to reinforce that view is the sustained interest we are seeing from international UHNWI’s daily, who are increasingly drawn to the city for its unique combination of global connectivity, world class education, extraordinary cultural offering, from internationally renowned museums and galleries to its theatre, music, architecture and art scene, and wonderful parks and green spaces. The Bryanston is situated in the perfect location for the best of London, at the gateway to the West End, nestled between Mayfair and Marylebone. It’s adjacency to historic Hyde Park provides the rare benefit of expansive green space and natural beauty quite literally on the doorstep, creating a unique balance between vibrant city living and tranquil park surroundings.            

Our aim at The Bryanston was to redefine luxury and exceed all expectations, no small challenge when designing for such a globally, discerning clientele. From delivering world-class amenities to ensuring the exceptional indoor air, every detail has been considered with genuine care and intention. By collaborating with some of the world’s leading talent across architecture, interior design, wellness and service, we have aimed to create something truly special.

Are there any innovations, materials, technologies, or sustainability practices that particularly excite you?

One of the most wonderful aspects of working with world class design studios has been discovering the incredible materials and intricate finishes introduced within each show apartment. From walls of decorative mouldings, gleaming polished plaster walls and incredible pieces of bespoke furniture and lighting, such as a bespoke table wrapped with an etched brass band that pinpoints the numerous areas of open green spaces viewed from the Bryanston’s panoramic windows and exquisite hand-blown crystal glass pendants finished with antique bronze detailing. Every element has been conceived with exceptional artistry, craftsmanship and attention to detail.

Are there specific environmental or social principles that guide your projects?

From the outset, working alongside the renowned late architect Rafael Viñoly, there was an exceptional and previously unseen level of care and attention devoted to residents’ health and wellbeing. Every aspect of the building was carefully considered through the lens of how people genuinely live, feel and experience space on a daily basis. Outstanding air quality, abundant natural light, and calm, beautifully proportioned interiors, all designed with access to blue skies and green space in mind, are intrinsic to The Bryanston. Three metre floor-to-ceiling heights and picture windows maximise daylight and frame uninterrupted views, while expansive layouts and carefully proportioned spaces create a rare sense of openness and tranquillity seldom found in modern living.

What legacy do you hope your developments will leave for London and its residents?

At Almacantar, we see development as far more than delivering buildings; it is about shaping parts of the city in a way that feels lasting, thoughtful and beneficial to the people who live and work there. We hope our legacy is beautiful spaces which contribute to and reflect the city’s character, while respecting the heritage and individuality of each area.

What has been your favourite part of working with the Oliver Burns Studio team, and how has the design of the apartment we created together influenced the way you present The Bryanston to clients?

It has been a pleasure working with Sharon and the incredible team at OBS. From the outset, our shared vision was to create something truly exceptional, with a strong emphasis on individuality and craftsmanship at the heart of the project.

The team took the time to deeply understand the brief, the building itself, its generous proportions, unique location, and spectacular views, and from this, thoughtfully envisioned the future purchaser of the apartment. The studio’s curated design has transformed the expansive space into a comfortable family home that reflects the enveloping nature of Hyde Park, while injecting warmth and calm throughout.
